1. THE PROJECT

When Bharat Financial Inclusion Limited (BFIL) approached us for designing and builidng their new corporate office in one of Hyderabad’s upscale tech hotspot, Raheja Commerzone Raidurg, we were thrilled with the opportunity of showing our design and build expertise for what could have been our largest mandate till date. BFIL has been a pioneering force in the micro-financing sector focused on empowering rural India through financial independence. Thus it made for a compelling reason for us to work together with a brand of such repute and integrity.


2. THE CHALLENGE

As an interior design company, Flipspaces enjoys market leadership in the mid ticket size segment which typically ranges between 1 Cr - 5Cr on an average. While we have successfully delivered multiple projects, in a staggered manner, summing upto more than 2 lacs sq.ft area for a single enterprise, the challenge for executing one lac sq.ft area in a single shot was a first for us. The entry barriers in a 10 Cr+ (ticket value) segment along with stiff competition from the best in the industry with credible experience and body of work added to our  challenges.

This necessitated out of the box thinking and re-establishing the rules of the game. This was increasingly importance in a highly complex decision making structure with multiple stakeholders at BFIL. Agnostic to the scale and complexity, the timelines were aggressive and had a major influence on our probability to win this deal.


3. THE GOAL

Our main goal was to reset the way the category functions by bringing in our secret sauce of  process and tech excellence to create customer delight at each stage by delivering ahead of expectations.


4. THE SOLUTION

4.1 Navigating through the aspirations of multiple decision makers

After interacting with the BFIL team, we spent one week conducting focus group discussions with the employees and top executives. Understanding the complexity of different aspirations across multiple stakeholders, we acted quickly to devise a polling method to deduce the common themes which resonates with them. The poll helped in navigating through the diverse viewpoints and expedite the decision making process in a consensual manner. After compiling all of our findings, we set out to create a schematic design followed by a mood board.


4.2 Visualising Designs leveraging our proprietary VR Technology

Keeping inclusion as the methodology itself, we picked up the takeaways from the polling stage to develop the designs. The theme which won all hearts and formed the core of our design thesis was a blend of vibrant, biophilic and rural. Equipped with in-depth knowledge and design expertise, our efforts to create the associated designs for the space came quickly. Our designs were showcased using our visualisation technology thus creating a never seen before experience for the client.


Our proprietary virtual reality technology proved to be the differentiator in the entire engagement. Right from creating quick 3D renders to selecting material, finishes and products from our integrated supply chain platform to creating the virtual walkthroughs of the designs, our technology aided before time delivery and zero error process. The client was always presented with updates of one step ahead creating delight along the way.


4.3 Personalising the entire client experience by becoming an extended team

Our key differentiation has been the personalisation we brought to the project and how we became an organic extension of the client’s admin and project team. We worked out of the BFIL premises right from concept to design to delivery creating an inseparable bond with stakeholders by understanding their needs, priorities and values. The human touch ensured we had all grounds covered when it comes to managing expectations gaps, fast-tracking approvals and collaborating on interdependencies. This spoke volumes about of aggression and commitment to the mandate.


4.4 Pilot Showcase of a Sample Meeting Room on a Bareshell Office Floor

Similar to the design stage, our execution approach was equally novel and characteristic of our obsession for creating delight. While our industry peers were running against time to complete their design proposals, we were a step ahead, creating a full blown mock up of a sample meeting room design on a bareshell floor at the project site of BFIL’s new office. The pilot reinforced our disruptive thinking, high speed execution and client centricity. What ensued from here was nothing short of an awe-inspiring experience for the client upon seeing the actual mock-up built in record time.



4.5 Real time Remote Project Monitoring Technology to keep track of site progress

For a large mandate like BFIL which entails multiple floors, it became cumbersome for the client to keep a tap on the progress of site execution. To solve this problem, we introduced our proprietary project management technology which allows real time monitoring of the site status across floors and sections. Furthermore, it enables frame by frame comparison of the actual execution with corresponding design render. This ensures minimal gap before design and actual execution. Since the tool can be accessed remotely, the BFIL team can review the site progress while sitting at their current office without the need to visit the project site daily.


4.6 Competitive Pricing enabled through Robust Central Supply Chain and Templatised Product Repository

Our pricing was kept highly competitive to be able to create for a compelling case for awarding the contract to us. This was a conscious decision considering this win was instrumental to our entry into a new category with is dominated by veteran players in the business. It was all about rewriting the rules and reforming the conventional approach. Our Central Supply Chain arm played a pivotal role in ensuring we create an extremely competitive quote owing to the cost, quality and timelines assurance from certified vendors. In addition to this, our templatised product repository provided a ready reckoner of price discovered catalogue of products, material and finishes making the entire design, sampling and quotation process simplified, differentiated and fast paced.


5. THE OUTCOME

We entered the category as outsiders, learnt the constraints, turned them around, introduced a fresh perspective cutting through traditional methods and brought in tech-led innovation in a crowded pitch scenario. All of this is because we were stubborn about our ambitions and driven by our belief. In the end, BFIL awarded the contract of its new office design and build worth 16.5 Cr+ to us.


6. THE ROAD AHEAD

This win is special for all of us in many ways. It opens up an altogether new market segment for us while giving us the confidence that the secret to all wins lies at the intersection of people, process and technology excellence. This has been our winning mantra in the SME category which we are excited to take to the high-ticket segment.This is just the beginning of many more interesting stories which are in the making and will unfold soon!
